Monterey, a modern residential complex nestled in the lush country landscape of Glenside. Within easy reach of local amenities in Johnsonville and the vibrant capital lifestyle just a short drive down the highway in central Wellington.

Built in 2004, Monterey boasts 91 low-rise units ranging from single bedroom apartments through to three bedroom townhouses, all with dedicated parking. Communal facilities include a gymnasium, heated swimming pool and tennis court.

Our community is a vibrant mix of age groups and cultures, including both owner occupiers and long-term tenants. With managers resident on site and a pro-active body corporate, Monterey offers genuine value and a unique lifestyle opportunity.

Monterey consists of three major entities ...

1. Monterey Body Corporate - Monterey has a Body Corporate to coordinate and administer its’ overall running.

2. Body Corporate Secretary - Body Corporate Administration (BCA) is employed by the Monterey Body Corporate to administer all secretarial matters including insurance and fees and financial management. Body Corporate Fees are paid quarterly in advance. They can be paid fortnightly or monthly as long as they are current on due date.

3. Monterey Management Ltd - Owner of the management rights for the complex and also the onsite management company. The on site manager is responsible for the maintenance of common property and the smooth running of the complex and is here to help all residents.

Monterey Management Ltd (MML) is the management rights owner and operator contracted by the Monterey Body Corporate for the day to day running and upkeep of Monterey. MML employs onsite managers. Currently MML and the managers are one and the same.

Murrette Ferguson and Gavin Kershaw purchased the management rights on June 1st 2007 and have been here as the onsite managers since then. Living at Monterey they have complete knowledge of the comings and goings and the needs of all the residents.

Under the conditions of its’ contract Monterey Management also looks after the rental properties. Being onsite the managers have a very good overview of what happens within the complex. Renting Monterey Units

Monterey is a mixture of owner occupied and tenanted properties. Most of the rented units are managed by Monterey Management Ltd. If you are interested in renting a property within Monterey please contact Monterey Management Ltd (see contact page) with your expression of interest.

Monterey Body Corporate

Monterey Body Corporate

In a complex such as Monterey the overall responsibility for the constitution and the rules and general running is in the hands of the Body Corporate. Under the terms of the Unit titles Act the Body Corporate is comprised of all the unit owners.

The Body Corporate holds an Annual General Meeting for the purpose of considering the annual budget and any other matters worthy of being on the agenda. All owners, either resident or non resident will receive notification of these meetings and the ensuing minutes. The AGM is usually held in September. The AGM also elects an Owners Committee for the following year.

The Owners Committee make the decisions required for the day to day governance and rule administration of Monterey and meets approximately every three months.

The Body Corporate Rules must be adhered to by all residents and their guests to provide for good neighbourly relations. The on site managers can provide you with copies of these rules if required. Click here to read the Body Corporate rules.
